@Sean O'Keefe thanks Sean! speaking of IRS, i created an LLC for my REI business. Both myself and my wife are the only members of the LLC. Are we allowed to have a business meal once a month and expense it to the LLC, the dinner is for the purpose of discussing the real estate business. Are these busines dinners a legitmate business expense that i can submit at tax time? how many of these business dinners can I do per year?

New investor here. What's the best way to save and organize digital receipts and to snapshot paper receipts?  is there a good phone app? or software to use?   TIA

First time investor - Need some help with staying organized as I set up an STR. I have all of these papers that I will need to start filing for the STR management business. Any recommendations on what categories for filing I need to establish in a file folder?

The big categories that I can think of right now are: Finance Docs, Corporate Documents (i.e. LLC's), Legal (i.e. Deed, Insurance), Repairs/Maintenance, Bills, Receipts..

Any other big file folder categories that I need to think about?

I'm not an organized person in general, so i  need lots of help here.. TIA

Hello. First time REI owner. I have a tenant on a month to month lease. How do I go about ending their lease? Do I send them a letter, and then follow up with a phone call? Does anyone have an example "lease ending" letter?

What do I say to them on the phone and how do I say it to them so that they agree to end the lease and leave in a peaceful manner?  

Question regarding Internet services for a Duplex.  Is it better to have 2 separate Internet services (1 for each side) for a Duplex?  Or is it ok to have 1 single Internet service that provides internet for both sides of the Duplex?
