A seller accepted an offer for a piece of land in east Texas, the land has a part of a refinery on it and a lease in place. The exit strategy is to resell the land, but I have no idea what to look at. Mineral rights and lease agreements? Environmental? I went to https://www.epa.gov/cleanups/cleanups-my-community , clicked on Texas, then entered Henderson County. There were no clean ups
listed, what else should I look for?

I was listening to a podcast a few weeks back, Casual Fridays REI, and they mentioned hearing about a lady who would buy a bunch of cheap/useless lots to increase her net worth and then use them as collateral for loans. Is that really plausible? If so I'll slowly load up on small parcels in the desert.

Thanks Dave, I like the idea of owner financing but I'm seeking financing from other people in the same space, and I have no idea how they would respond to that. Worth a shot.
