Hypothetical question. I live in Illinois and I buy a property in Texas, and sell it w/seller financing to someone who lives in Maine. I'm assuming each state has their own laws about seller financing, so which state's laws would I have to follow in this situation? My gut tell me Texas' because that's where the property is located. Am I wrong?

If I buy and sell several properties in a year, would I pay capital gains taxes, self employment taxes, or both?

I'd also check out http://www.city-data.com. I don't know if they have job info but they've got a ton of other info that may be useful.

Call a garage/overhead door service. That cable, and the one on the opposing side, will most likely need to be replaced. Hopefully there's one that can send someone out at this time of day. Only other option would be to pull the string on the opener to be able to raise the door manually, but without that cable connected to the pulley, that door may be too heavy for the tenant to lift and/or the door might get stuck in the track.

Hey @Chabu Nsokoshi it's cool to see someone else in the area interested in land investing. I have a friend whose family leases their farm to a tenant farmer, I've also heard of big ag purchasing land at above market value so they can deduct the expense from their tax bill. 

During a pre-licensing course years ago up in the Chicago area, the teacher told us if we get licensed and then come down to the rural part of the state, the locals would "sit us down and have a talk" because these types of properties are valued so much differently.

I curious about how farmland is valued, is it based on the crop income from previous years?

Is it possible to purchase a large tract of land and convert it to farmland?

I'm saving up for a direct mail campaign for land, but not farmland, but if there's any way I can help, please let me know.

I would contact local experienced and reputable wholesalers and see if they can legally pay you a fee for finding properties. Let's say you find a house that looks vacant, take pics, talk to neighbors, and pass that info to the wholesaler you choose to work with. If they get a deal from it, they'd pay you a fee. It's a good way to get started without having to manage your own campaigns, taking calls, meeting with sellers, etc. I'm not trying to deter you from wholesaling, but it would be a nice way to make some side money while getting your feet wet and learning as you go.
