@Laurence Smucker It is interesting that you say that because I was just thinking through an opportunity that I have here. There is a property on the market that personally I would never live in, but obviously, someone does. Maybe I need a reality check that there are people that this property would actually be a step up. I don't know how I feel about buying properties that are in such condition though. Of course, I would want everything in working order, but I tend to want to rehab everything to like-new condition. I think I'm going to have to get over that if I'm going to make money. Or is there a place for people like me in this business?

Rat hole houses attract rats. :) If it's not in a rat hole location, then that would be a win, but if surrounded by other rat hole homes, it seems the local rats would just want to move into the nicer home and return it back into its rat hole condition.

@Chris Youssi I like the advice of Amy Arata on Ep 270. She said there's not a problem with buying a beautiful Victorian home that you want to return to its former glory, if it is your own home. But not for an investment property. It's kind of like not naming animals you plan to eat one day. :) LOL Ok maybe that was a little over-the-top. A friend of mine used to have cows. She said their names were Lunch and Supper.  Maybe we should name our properties "College Fund," "Retirement."

@Noel Challenger I had my license for 16 years. I got mine when I was 23. I learned a lot from having my license, but did get bogged down in the business and never got around to investing. Don't let that happen to you. I remember watching a video back when I first started in the business that said, "You don't get rich selling real estate. You get rich owning it." As many people as I helped make that a reality for them, I should have taken more time for myself. I guess that would be one of my Hindsight 20/20 responses. :)

@Frankie Devine, I'm not in your area, but I would like to encourage you to wait no longer. I am 46 years old, and I started in real estate when I was 23 years old. While I have purchased 4 homes in my life, and made money on each of them when sold (I still have one that I currently live in), I never held anything. It's too easy to put things off for tomorrow. After watching the YouTube videos of BP from various people who said they had no money when they started, I encourage you to JUMP IN! Since you seem to have a problem with the initial jump, maybe you should buy something that will never go out of style and could be useful, profitable and easy to purchase. Look through your local MLS and look for a most piece of property and pull the trigger on it. Maybe something that could be leased to someone, or even one that you could purchase a billboard to sell advertising for. There are all kinds of options out there. The best way to finally get over the fear of the process is to go through the process. Unless you do that in some type of "mock" scenario (which may not be effective because you know it's not real), JUST DOing IT, is the way out of that paralysis. I'm not suggesting that you make a blind decision. Don't go buy a mud puddle unless your gonna lease it to a mud bogging outfit. :) See what's out there. It's worth a look. Talk to your friends. Maybe someone would like to start a car wash business and needs the property. You could rent it to them. Whatever you do, do something! You won't regret good experience.

@David Hemm Hi David. I just watched the podcast on Mobile Home Parks with Jefferson Lilly dated 1/17/18. They discuss Tiny Homes in that episode. You may want to reach out to him. He mentions being invested from coast to coast, so he may be able to direct you.

I know tiny homes have been all the rage in the recent past, and I've started seeing shows on "Container Homes." Have you looked that those? Very interesting! I think I watched it on Hulu. You should check it out.
