@David Dodge - I am happy to help explain if you have any specific questions.  I had many math questions and the ones that arent specifically a "math" question I need some of the information to pass the legal description section.  I also took my prelicensing course online and I really do not think I learned anything that really helped me on the test.  I read the book on the sections I knew that I wasnt comfortable with and that helped me more than anything else.  Wishing you all the best on your test.

@Account Closed is right comps within 3 months are going to be where you need to compare. Prices in Tallahassee have changed quite a bit over the last few months.

So my day job was an elementary teacher.  My mentor who also is a former teacher started teaching me about real estate. He introduced me by asking me to flip house with him. Then pushed me to become his property manager and handle all of his real estate needs which lead to me becoming an agent.  So while I am not yet financial free, all of my work now revolves around real estate.

I took my real estate license course through the Real Estate School online.

I would strongly recommend buying the book.  The online class wasn't much help to me but it meet the requirement.  My husband took the in class class and loved the school but online can be difficult.  After you complete your class, then you will schedule for your test with Pearson Testing Center.  Once you register, make sure to submit your application to DBPR and do your background screening.  You cant take the test until the state approves you, even if you have completed the class.  Please feel free to message me if you have any other questions.

Its going to vary depending on the size of the property, but I would include property management fees, lawn service, vacancy, utilities for common areas, and pest control.

@Doug Leedy I would suggest contacting the board of realtors for the area and asking if you can do a presentation for the local realtors.   The Tallahasee Board of Realtors has seminars like this frequently and we receive alerts regarding them.
