I get calls from all over the country from borrowers and by far, the reason for moving to Jacksonville/ Lower GA (where my family is from and relatives live) is due to job transfer or moving to be close to relatives.  Few think to themselves, ...."Hmmmm, I want to move to FL,  I guess I better check out Jacksonville!" Please!

Listen to good advice, draw a line from Tampa Bay over to Orlando and up to Daytona, then invest south of that line.

GO SOUTH YOUNG MAN, GO SOUTH!

Jacksonville?  That's not FL!  You may as well be in GA.    

Best to drop down and buy, rent and flip where the "bigger pockets" clientele and truly Hot areas, West coast from Tampa down south, and from over to Orlando, up to Daytona down the East side to the Keys!

I grew up in 33604, just up from the River and near Lowry Park, but talk about an area taking a nose dive, sad to see! 

Step up into the 200k+ neighborhoods and consider buying and holding/renting out for over 1 yr for lower CAP Gains and for the appreciation and quality of tenant who you could set up on a lease purchase, etc.

First of all, I'm assuming you do know you won't be getting a Primary Residence purchase loan down here right off the bat trying to use your income from up in VA correct? Your success in being a real estate agent up in VA does not transfer with you in lender's eyes.

However, if you want to purchase "Investment/ Rental" property down here right away, credit worthy investors can purchase without qualifying with their new income.

BEST CASE 80% ltv rental property purchase on the No Doc Income ALT program with Closing costs paid for the buyer / investor is very Strong!

The closer to down town St. Pete the better, especially since the pier is going thru renovations and the restaurants and nightlife is happening now in St. Pete   vs   dead ol' Tampa. 

Tampa is trying to come back, but if we can get Channel Side, Harbor Island, the Rays baseball and kick start Ybor City again, like back in 1997 thur 2002 (sure miss 1509 Style, La Mezzanine, Amphitheater, Cream, Studio and... The Ranch, had to have been there I guess!), all going, this side of the Bay is  going to take off!

1. Structure the purchase with seller concessions to pay closing costs

2.  If you are getting a loan for the purchase, the appraisal will protect you from over paying, unless it is a very desirable property, then paying over the appraised value is an option. 

3. Start the loan approval process now.

4.  Pay extra and early of all accounts and save money leading up to the closing date.

...and about 10  other things you could be doing in advance

What other options are on the table to become wealthy so quickly as in Florida Real Estate?

Another Bubble coming?  Heck yes, BUT this time, all of us that have gone thru the last 10 yrs will see the cliff coming a mile away this time and we'll step off the train far ahead of the crash!

Q: How will you know when to sell everything ahead of another crash?

A: when you see me advertising one day out of BK, 100% No Doc, Hybrid,1% Min. Payment Option programs....SELL!  SELL! SELL!

...but until then, multi-millionaires are being made during this next 5 to 7 yr run up!

Tampa area, where I'm also from originally, is a great value as well as Orlando, compared to S. FL, where I've been advertising the heaviest since 1999.    Gotta fish where the big fish are! ha

Facts are, any loan you get for the purchase will be a short term financing tool with sinking as little "Dead Equity" into the property purchase as possible, so interest rate should not be the only factor.

Qualified Borrowers with decent credit and verifiable W-2 and/or Tax Return income can purchase a SFD, Townhome or Condo on the following program:

Purchase loan at 95% LTV up to just under $851,000 with Closing Cost paid for cooperative, pre-approved borrowers.
