@Jessica Riggen I'm glad I started it! I'm a little new to this myself, but I am putting knowledge to use and sharing it with others. I really enjoy meeting new people and learning new strategies. 

Some up to date ways to get a pipeline whether it be a buyer or sellers pipeline is creating a landing page. I have a website up right now, but I will be creating more specific ones tailored to my goals.

First, Welcome to the discussion!

Now to answer your question, I would go with whatever lead you get first from your marketing. The for sale by owners or foreclosure situations are going to be in some type of distress. Don't limit yourself to one group of potential sellers. 

First thing to do is start with a plan on marketing because it does take time, money, and planning. 

A lot of people downplay wholesaling, but it's no different from business brokering which is a huge deal.

I wanted to create a discussion thread for all the wholesale beginners out there just getting started. I want this to be a place where we can share information that isn't found in other places on BP. Or maybe the information is here, you just need some guidance. Don't be a skeptic, there are enough people to do deals with out there and there is always co-wholesaling deals as well. Some people have buyers that we can't completely satisfy and there are sellers we can't find good buyers for, so have at it. Let's connect, share, and help one another!

Let's start with something simple: What state you live in, any questions you have, and what got you interested in wholesaling?

@LeAnna Davis Message me and I will share some information. Also anyone else just getting started in wholesaling. It takes time, small amount of money to begin (mostly advertising, business card, simple stuff), but it will be worth it.

Driving for dollars is you going out in the street to look for potential homes(leads), but it is also you placing bandit signs, scoping the neighborhood and making a map for yourself, etc. Direct mail comes after, once you find the leads from driving you send letters. Direct mail is also you simply finding leads online and sending letters or whatever you want.

@Jacque Sacramento @Jacque Sacramento I’m not a licensed agent yet, but thanks for the encouragement. I said Northern Nevada, Las Vegas is Southern Nevada. Being a wholesaler, I look for deals not retail priced properties nor am I asking anyone to buy houses at above asking prices. It’s cool, don’t buy. Stay in your stagnant, safe ways and see your money grow from that. Don‘t come on here making negative comments that add no value to the thread.

@Joshua Van Dyke Now looking at my reply it was kind of vague. PM me and I’ll send you an action plan. Forming an LLC these days IMO is a great idea if you have the funds. In the public eye you are viewed as more legit as opposed to others. Especially when someone is already skeptical of the business.

@Jay Barley As for driving for dollars, try and print a good map and pregame the area you want to drive around. I’m in the process right now of researching automated ways of doing this but for now this is the best way. If you have no idea of where you even want to start, go online to Redfin, search FSBOs in your county or zip code and start there. This will give you a small idea of where some leads might be. Start marking the streets you’ve driven, addresses of potential leads, etc. even mark down where you’d put up bandit signs. I’m really trying to nail this form of marketing down so I’m not wasting time or money. So, if anyone else has some better ways let me know.
