My strategy in the main is a mixture of buy and holds, developing, chasing rising markets.

I also believe its important to review my portfolio and get rid of my lemons, by this I mean the properties that are not performing, ie not cash flowing, appreciating in value, or simply there is no further upside as market is peaking.

Many investors don't like to sell, they love to collect..... but sometimes its OK to sell, especially if you can make more money with this capital

Anyone selling?

Really ticked off today a wholesaler in Atlanta offering me $50k on my property worth $150k..... how dare they..... lol

On average my properties been taking about 3 weeks

However if you go down section 8 route it will take much longer

No issues renting in Detroit....nice house in good areas

Would also like to look at other income streams ie business related to property.... Still working on this

Not seeing a slow down in Atlanta or Detroit.

I expect that we are closer to the peak in Atlanta, but it will be fragmented. I think Beltline will keep buzzing along.

Detroit is ramping up.... no slow down here

Hey All

Just an update on this property.

Rented to a good qualified tenant at $900 per month.

This has been a little sweet deal for me..... Hoping to keep them rolling.

If you take Michael,  Steve and even Brad a few years ago, they all see the market through different coloured lenses. I have always seen OZ as much higher risk than NZ.  But the lending will always find a way to allow another round of inexperienced newbies feel some pain :-).

I don't know Brad? But certainly know of Michael Y and Steve McKnight. They implement different strategies but they have the same views regarding Australian property market, stats don't lie... ie auction clearance rates, sales volume etc.

Yes, interesting Aussies calculate gross rental yields only and they call this cash flowing, not even close.

In terms of Interest only loans reverting back to Principal and Interest loans, as you can see from this article/link loans are now reverting and according to Reserve Bank of Australia will impact investors from 2018-2022 when many are due, as I said imagine tacking 40% onto your loans. We know Aussie properties are in the main negatively geared.

With the APRA changes many investors will not be able to refinance, and perhaps worse dependent on where their property is located and the product the values may not stack up.
