Persistence is key in my humble opinion.

If you can mix it with networking with the right people, this is huge. I believe many underestimate the importance of networking

Ways to mitigate risk in a down turn -

Manage debt..leverage

Ensure you have a buffer/equity 

Sell some properties in a rising market, no one ever goes broke taking a profit. Reduce debt so it is manageable.

Buying in Detroit at the moment, its a rising market...  This is another deal I recently purchased $49,000. Buying in good location is key.

My research criteria:

Job numbers

economy in state

infrastructure spending 

how many people moving into this State per month

how many companies in fortune 500 have their headquarters in this State

Finally........ but a BIG ONE...... inventory......... if inventory is low and there is more demand than supply... it can only mean one thing......... BOOM...... the way to make easy money

interesting thread

I retired 10 years ago from my day job, basically leveraging from my property investments

It look me 7 years but it was the fact that I jumped into booming markets that made a massive difference

Mix this with some small development projects..... this is like investing on steroids, speeds the process

I continue investing today and growing capital. 

My goal is to continue to increase income streams and chase markets that are rising.

I did this in Atlanta and now jumping into the Detroit market which is now rising.  

Finding those gems, ignore the noise, many will poo poo certain markets. Its about finding out what is happening on the ground and if inventory is low or shrinking and demand is high......BOOM

Another consideration in this market......personally I believe you need to be buying multiple properties if you are planning to hold and rent
