How do money get transferred? Let's say i sign "Purchase and Sale Agreement" with the seller and "Assignment of Contract Agreement " with the buyer? Does the buyer pays directly the seller and pays me the wholesaler fee or does he sends the money to me and I send them to the seller?

Does wholesaler need to sign anything or to be mentioned in the contract ("Standard Purchase and Sale Agreement")? Is the wholesaler the man in the middle(contacts with the buyer and seller and sends them the contract)?
