Hey BP family, currently have a lead that’s wanting to do a package deal..never done this before, however is there a different approach on determining what to offer? As well as getting a profit from this?

Hello BP family!
My question to you guys is, has anyone had success wholesaling a mobile home park? If so, what’s the process like? Such as getting accurate comps, questions to ask the sellers, etc.

Hello Bigger Pockets Family, I am a newbie in this game and tomorrow i have my first appointment set up with a motivated seller. With that being said would any of you flippers or wholesalers in Texas be kind enough to email me an example TREC 1-4 contract or two thats been filled out for the purpose of wholesaling and or flipping a single family home, along with any common addendums you add to your TREC contracts for wholesaling. I don't want to use the simple non-TREC one page contracts that I read a lot of other people use, because I hear from local flippers that title companies and sometimes the sellers' lawyers like to criticize them.
I am based our of Round Rock Texas

Today I started cold calling my driving for dollars list and many of the numbers that i had received using batch skip tracing were not accurate numbers. Now, this was my first time I have ever used batch skip tracing and I am wondering if i did something wrong in the process of inputting my data into skip trace. Should note that this was my first cold calling experience as well.
If anyone can assist me on how to correctly use batch skip tracing that would be great!
