@Antoine Smith - Need much more info to be sure, but sounds promising, so keep doing Due Diligence.
Anytime I find a highly motivated seller, I evaluate the deal to see if I can make any $ with it.

I don't know your market, but it's still a sellers market where I am, so it's harder to find motivated sellers. Don't expect to get a high ratio. It's a numbers game, so keep looking/marketing. If you were a door-to-door salesman you're used to rejection, so that will help. Try pre-foreclosure and other lists as well.

IMO, no.
Wholesaling successfully is much more difficult than most newbies think. To wholesale successfully, you need a lot of knowledge. You have to know as much or more as the buyers you're going to try to wholesale to. The starting with little to no money part of wholesaling is the least important part.

Yes, equity and what the seller owes to the bank are connected, but that's not the main consideration in a wholesale deal.
I'm not sure you really understand the entire concept of wholesaling. Have you had any training on it?

Most wholesalers use the MAO (or similar) formula. Equity doesn't really come into play.
