DM has & still does work, but it's not a silver bullet. Try different targeted lists with DM & do other types of marketing as well.

You should just approach the bank(s), HML's & Private lenders anyway.

You should never quit or give up until you've tried.

It could be done with a hand shake, but I don't recommend it. Best to write down EVERYTHING so if there are any disagreements later, you can look at the written, signed agreement. Each deal is different, so there's not really a "standard" contract. Since you're new, you should find a good attorney who's experienced with this and have them advise you IMO.

Find the HML(s) first (unless you've already found a great deal). Interview as many as you can find. Many have different requirements, experience, limits, etc. Try to get referrals from other investors.

1. Several ways to do this. Which way is best depends on several factors. I would not use cash. 

2. In my experience, banks don't care where $ comes from, they just want to get paid.

There are MANY, MANY examples/methods of CF including Private Money (too many to discuss without writing a book - which I'm working on).

You don't need banks. Learn CREATIVE FINANCING strategies/techniques then focus on finding MOTIVATED sellers.
