My observation is that you are asking for strangers to help you and show you everything, but not offering anything. You should consider the approach of offering these veteran investors your hard work or at least bring something to the table if you are going to ask for them to teach you everything in return. Just my 2 cents. Good luck!

Hello Forum, I'm considering building a 16-24 unit apartment complex in rural San Diego County. If this consists of 2 typical apartment buildings, does any local have any idea of building costs for each structure? It will probably be 2 buildings 1,000 ave sq ft of 10 units per building plus a 400 sq garage on the bottom of each unit. This should equal 10,000 sq ft finished, plus 4,000 sq ft garage space per building.

I'm looking to possibly take advantage of the crazy low rates and refi from a floating into fixed as long as term as I can go. Hopefully 15 yr plus... any idea on terms and who would be good for these on a NV property? From my experience, banks usually like the floating terms to protect themselves from rising rates. I'm in the San Diego area... I currently have a 10% ltv loan but would cash out at 70% or 80% depending on the terms.

I currently own a primary, a flip and an office building. Also, some trust deeds.
