yea, banks like Bof A, GMAC and a few more, are holding off filing FC right now. At least 60 days. We talked to BofA and according to the manager they don't have the man power to foreclose the homeowner because there's too many of them and they don't have enough staff to do that and it would costs them more. I saw an article about this..If i find it i will post it here. there's a few more banks that are doing this.

what about Yahoo? HAve you triy it? Not sure how many people you email to. but it seems like 10 to 20 people yahoo doesnt have problem. I sent out a few emails sending out my new email address update to my friends and they were over 300 of them and I didnt get shut down.

Try statefarm insurance. I've used them many times. I pay them 3 months at a time until the house is sold. I don't know your location, my contact here in tucson let's me insure my properties 90-120 days or until the house is sold.

Hi Frank,

From my experience, Absentee list & Distressed props are the best. Did you use yellow letter? Yellow letter is great, and I was getting a lot of calls from it. granted you have to follow up with clients, i usually follow up every 3 weeks. however, in my experience doing yellow letter seemed to work, its mor epersonalized and handwrite the envelope. anyway, hope that helps!
