I used to adopt the dogs from my clients. I used to end up adopting the seller's dogs because they sold their house to me and hey have nwhere to put the dogs and can;t take the dogs with them so i feel bad putting dogs in the pound that I end up taking the dogs until i had about 20 dogs in my yard and one day i was gone, i came back and my yard was torn up , they dugged up all my flowers , just desptroyed everything. i adopted labs,german sheppered, bull dogs.
it was a funny experience now that i look back but it wasnt funny then i got rid of the dogs so fast.haha

In this market , it's hard to find a buyer, if it's not going to lose you money I would have the buyer choose what options they want to go. just an advise. just to close the deal, because if the buyer walks you have to wait to find another buyer.

what about no telling the bank you have option contract from the seller. tell them you are handling their shortsale and you have authorization (make sure you get proper authorization from the seller and send it to the bank) then find yourself a buyer and sell it above the negotiated price from lender then do a simultaneous closing. you get the difference!

is the deed still under the dead person's name? i think she has to go thru probate on that unless there is a will that says she will inhiret the house.

I would follow up with her in a few days or next week. Extend you condolences to her and see how she's doing ,and let her know that whenever she is ready to talk about selling her house, she can call you anytime to discuss it so she doen;t feel harash or you are just up to her preoperty.
