What made you go commercial, and grow to the level that you are at?

Thanks for the advice. I never knew the additional costs involved. That helps me budget for what I would need. Also, the "resmercial" is great, something I never thought would make a difference.

Happy New Year!

I just got my RE license and work on the residential side.

My long term goals are to buy and hold commercial properties.

What are the perks and downsides of being a commercial agent?

Would becoming a commercial agent help with being an investor for commercial rentals?

@Brian Carlson Go to local RE meetups in your area. Network and tell people you know what you're doing. Word of mouth can be very beneficial. Build relationships first, instead of asking for money.

@Andrew Burtis As an investor I have not dealt with fire damage. But the house I grew up in had burned down to the studs. My father replaced what needed to be done to make it structurally sound. Then put all new dry wall appliances etc..... We never had any problems while we lived there and he got alot of equity out of it. Hope that re-assures you!

@Dan Ryan It's not a bad thing to get too ambitious! For the meetings @Mat O'Grady is the person running it and the guy you would want to talk to about them.

@Stephan Akins Hello Stephan. You should start by learning different real estate strategies then picking the best one that works for you and your situation. Once you pick a strategy read specific books about it. Also, I find self development books as great reads. Examples like; The Obstacle is the Way and The E-Myth

I'm a new investor, and I attend the Groton meetings and have learned a lot from going to them.

As far as the Montville deal, have you talked to the seller about owner financing. You may be able to put less down if you go that way.

@Preetinder Singh Studying outside the class is helpful. Go over the practice quizzes in your free time. It's a tedious process but it will help you on the exam.
