@Ronan Donnelly You are spot on on these questions. "Why are you selling?" is one of those questions that throws some owners off guard but it is crucial for deal making. 

@Frank Jennings Contingency is always a great idea, just be sure to be very clear on what you are contingent about. Like @Greg Dickerson said, most, if not everything is negotiable.
