@Vernon Trice III While letters are much quicker to get out, good ole door to door knocking never fails. It is difficult to turn someone down quickly when you are seeing them face to face, eye to eye. Your chances of turning a face to face encounter into a transaction are much higher than direct mail marketing. Good luck.

@Paul Stout I would play it very safely and consult an attorney on how to properly handle a sex offender being in one of your units. You COULD have the tenant pay a premium if you absolutely needed the unit occupied. Most importantly, I would simply do what feels right to me as a person, not as a real estate investor in this case.
