@Jared Lomker whichever route you decide to take, do your research prior. Partner up with a syndication mentor and  have them walk you through your first couple of deals. There are great resources out there that will guide you and educate you tremendously. 

@Nicholas Lohr I think it depends on the tenants and if you want to keep them. Each situation is a bit different.

@James Morin, I would address this question to a lawyer to be better advised as it can be a sensitive matter. 

@Account Closed, I would recommend working out a plan before pursuing real estate investing full time. Know which market you want to dive into, how much time you are willing to invest in your switch while you are at your salaried job, etc. Good luck on your journey. 

@Yanliang Mo, While there are section 8 housing in Long Beach, it does not make up the bulk of renters. Keep in mind that on January 1st, California passed statewide rent control before you consider any type of investing.
