Bravo on your lessons learned. It is much more work to do things quickly, with mistakes, and then have to fix it later. This typically takes up time and resources. I vote Dallas, but I am biased. If you are considering Dallas now is the time to do it. @Douglas Ramirez. It's a buyers market.

Great question. Be sure to network (even if it's virtual), word-of-mouth and even personal relationships. If you can volunteer somewhere, this will increase the circle of people you know and make it easier to find investors. Also, don't underestimate the power of social media. Reach out to folks and put yourself out there.
