@Jacob Kline happy to hear that and appreciate you sharing.    I think you’ll really like our new plans we’ll be releasing soon.

I think launch control is fairly new because I had never heard of it until 3-4 months ago maybe.   I’m pretty well plugged in on what all is out there regarding services, so if it had been around long I should have heard of it sooner.

I built started Skip Genie specifically for real estate investors several years ago.

The only data you’ll find comparable to ours is TLO.   With the ability to do single searches and bulk searches as well as a weekly coaching call I do for our members, we’re truly a one of a kind skip trace service.

If you want to get a bit of my background you can search “Larry higgins skip tracing” on YouTube and you can find several podcasts I’ve done explaining data and skip tracing.   Some of them have pretty good useful info in them for strategies and how to maximize the use of the data.

Also, we’re running a special right now for .13 cent bulk searches you might be interested in.   Not to mention an announcement coming out in next 2-3 days that I can’t wait to make

Good Luck 👍

Launch control is a cheaper option for user friendly mass texting.  A lot of the investors I know using them are extremely happy with the service and some of them have used Sherpa as well.

I own Skip Genie so you can discount my advice, but we offer the most complete data set available combined with highest quality of data you’ll find outside of something like TLO.    We’ve had plenty of investors shop our prices ageist others and compare our data to others, and when they do they see we provide maximum value. Feel free to do your own comparisons.    Poor data costs people more deals than they’ll ever know, but I’ve learned it’s not something I can explain to most people.   They either understand or they don’t

Appreciate the recommendation for Skip Genie @Hobart King , we take pride in being a prime resource for finding hard to find owners and heirs to properties.   Congrats on the  deal!

I'm with Skip Genie and yes it is good.  Besides quality data, it's a more complete data set.  By that I mean it's more than just phone numbers.  If you're only getting phone numbers, you're really just data appending for phone numbers.

With skip genie you get the best possible phone numbers, but as importantly, you get deceased indicators and age.  This is extremely important for vacant houses and driving for dollars leads.   A lot of the truly distressed vacant houses have deceased owners or extremely elderly owners.  In these cases, you'll need to contact relatives of the owner.   Which with skip genie you'll also be able to find likely relatives and get their information as well to contact them.

Deal machine is a good app, but what they offer is data appending for phone some phone numbers and it's not true skip trace data.

One of our members just got her very first deal.  It was a vacant driving for dollars lead with a deceased owner.  She was at a dead end finding the owner so she tried us.  She found out the owner was deceased and then got in contact with the heirs.  Long story shorty, she got a $65k wholesale deal on her very first deal.

@Tamara Troutt in general the cheaper and free services have less accurate and incomplete info for people.   Depending on your strategy sites like those may be fine for some strategies, but for qualified leads you need better data or you'll spend much of your time running in circles.

Also, even with the better data, it can be challenge reaching some distressed owners for  a litany of reasons.  Sometimes you just can't get a good phone number for the person, or you can't get them to answer or reply.

Every deal we do involves skip tracing and cold calling.  Here's a few tips that will hopefully help you:

1.  Start with good data.   I agree with @Marcus Vega about skip genie, but I may be biased lol.

2.  Call every number and leave voicemails even if you aren't sure it's the right number.

3.  Text every working number if no one is calling you back or answering.  This will make a difference in whether or not you establish contact with some people.   A lot of people won't take the time to call you back, but will reply to your text.

4.  With your better qualified leads, if you can't reach the owner, try to contact close relatives.  You never know why you can't reach the owner, but I've come across all kinds of reasons.  Instead of giving up we reached relatives who explained what's going on and that helped us get deals.  Being thorough and calling relatives will help you get deals that you would otherwise miss out on if you just stop if you can't reach the owner directly.

Skip tracing and cold calling can get tedious at times, but it's a great way to get deals without spending a lot of money.  You can be very lean and effective.   Good luck!

@April Molina, sorry for the delay in replying, but skip genie is the service I was referencing.   The goal was to lower the barrier of entry to upper tier data, so we decided we could just eliminate the sensitive personal information and that would allow us to forgo the credentialing process.   I've done a lot of skip tracing of property owners the last few years and never needed a SS# to find someone.   What people need are phone numbers, addresses, email addresses, relative info, ages, and death status to be effective.

@JT Crownover I'm obviously a little biased, but it is what I use for all of my deals.  If you have any specific questions, I'm happy to answer them.

@Joe Horan Yes, a voicemail drop is the another name for a ringless voicemail, or you may have heard the abbreviation "RVM".

There are different services that all do the same thing which is drop a voicemail directly to someone.  The biggest difference is some services will ring the phone just one time and then drops the voicemail and others never ring the phone and just drop the voicemail and the person gets the notification on their phone.  There could be potential issues with TCPA compliance with the services that ring the phone even one time so I would research that a bit.  I'm definitely not an attorney or giving legal advice.
