Would you do it? it's my first investment property. not that i have the moeny to cash out a property now anyway. but is it worth it to do so when clearly something major would be worng with a cash only property? it seems like you what you'd pay to fix it up is what you will be pay to get an OK property that needs a facelift. Thoughts? 


If it's worth it. are there ways to go around cash only offers to get the property?

what are the best startgies to make sure the property is worth it or not site unseen? some neighborhoods can be tricky. do you send a contarctor out? somebody other than the agent, how do you manage renovation out of state?

Lookign at a property for my first invesmnet deal that willl take a lot of work/money to fix that has been in the market for about 3 months in the midwest. how do i go about negotiating?  Please share ANY advice you may have on this. much appreciated!

 bathroom is between 3k-5k for labour ; material is about 2k-5k.

In term of the works, plumbing could be the highest expense. Then the choice between tile or panel,etc ; bathtub or shower. I guess vanity price would be the same.

@Carlos Ptriawan is 100% correct. Plumbing is going to be your biggest expense. When I look at homes, I immediately go to two places: kitchen and bathrooms to check for water damage. Then the basement to check to see what pipes they used (pvc, galvanized, copper) and did they use the right type.

Always stick to certified folks as plumbing is an item you never want "eh" folks to do.

@Nathan Gesner tool will help with rough estimations but if you do not have entry to the home, you have a big price range as there are several variables.


 Wow 7-10k only for bathroom? what about kitcken, applaicances? also, do you know a tool i can utilize to know if a property will actually rent? anf for how much? . i'm looking for something more reliable while anazlyizing deals. Thanks so much in advance.
