Ive seen a few interesting tile designs...I am all for easy maintenance and long lasting materials, but all I think of how much will it cost to rip out or cover those 17 inch, super designed multicolored tiles.

Even if its just a little for accent, but a whole room? Yeah it can be a bit much!

I love looking at floor plans and pictures!

What would be your go to plan if you could build?

 Ive been to a couple of new homes and wow, its crazy how there may not be enough room to open a fridge door because of an island, or the door to the bathroom hits the toilet!  Things like that I think about if I were designing a place. Of course pricing is a factor, I've learned that different styles of roof are cheaper to build than others..but in the long run what kind of maintenance will it take.

I think too much..lol.

Do you have a favorite "If I could build this and rent" floor plan?

Well they did just get a Buffalo Wild Wings lol!! A new brewery is under construction so someone us investing big bucks! 

And an Applebee's is opening up in Atwater in a few months. 

I am waiting for a prime shine carwash in Livingston!!

You really would be surprised at the area! 

Of course this is in the older part of Turlock. Look at the homes north just south of Taylor road to give an idea of the new construction in the area! 

Turlock had really changed as a few other towns have, along the 99, in the last 20 years! And it is all  for the better! :)

I  live in this area (actually about 20 minutes from this home). 

Im keeping an eye on this one to see what it will eventually sell for...my guess is 139000.

I am sure that room is the garage as well.

Its has a champagne bathroom on a beer budget house! I would think the owners did that...I would not if I had that as a rental.

Prices are definitely an issue when comparing them to other areas.

I have a rental in North Texas and this house would be about 40000!!

But it is California...and the potential for % higher appreciation is a draw!!
