I bought  new car a couple of years ago,  negotiated the price down and then about 3 months later refinanced it and was able to pull 2500 out of it. Granted it made my payments higher but It was a way to get some quick cash.

Another thing is back fees from the DMV. People get behind and there is really nothing wrong with the car but the back fees, and that might be a bargaining tool to get the price down on the car.

Also there are people who have cars that "just stopped running" esp if its around 130-150 miles It may be the timing belt, and check to see if its a non interference engine, the installation of a new belt may just fix it right up, vs an interference engine which may have extensive damage $$

I picked up a car for 900 in this situation, put another 400 to get a new timing belt and water pump installed and it drove just fine!!

Another is cars that wont pass smog. This one may be tricky. It may be a case of looking up the driving procedures to reset the systems to get enough info to pass smog. Its crazy that the car had to be idled 10 min, driving for 20 MPH at less that 55 MPH, for 20 mins ect. All emissions were good except for the monitors, the guy had done some repairs and disconnected the battery and thus the reset procedures had to be taken.

I would think most people would throw up their hands an get rid of the car when they hear smog problem.

But it is a gamble, and at the least you have something to get you around town!

Had this company come out 10 years ago they just reglazed the tub, it is still holding up! I think I paid 450.

 Ordered this today! We have the floor down in two rooms, save for the last row, and this is what we need to finish the job! It has some pretty good reviews!
The price has also dropped to 149 (from Amazon.com which is why I pulled the trigger and purchased it)

Update with a pic. His truck was deemed a total loss..

With the drought here in California, I think there will be many more of these...

Not to scare you, but if it were dead and this large I would have cut it down.

If it looks dead I would go ahead and remove it! We just had a tree fall over on our truck and it was a total loss. Thank goodness it didn't hit the house.

Get estimates for the tree to be cut. Then craigslist the wood for free haul off.

Just my 2 cents.

Yes we had a tree issue...a large pine tree fell on my BF truck. Insurance is coming out today to evaluate the damage.

Its just one more thing to put in the back of my mind as a landlord, what is covered for fallen trees? Will homeowners insurance cover it? How does tree removal get paid? Homeowners or their auto?

From what I gather, if is not negligence, (rotten dead tree ready to fall) then homeowners will pay for some or maybe all of removal.

We are still going through the process, but it is an issue I thought I should bring up as it is something that doesn't happen often, but when it does, how do we deal with it?

Like me not having sewer back up until I saw it discussed on BP. I called my insurance and found out I had to ask for it!!  I added it that day.

Are there utilities on the property? Are there any future plans with the county to develop area around it? What is everyone else doing with their property?

Grazing may be an option, at the least it may help keep the weeds down.

Or maybe just sell to an adjacent owner and use the funds to buy a home in town!
