I decided to go the refacing route, but upon removing the rock (It was some kind of plaster type rock that was flat on one side,) the sheetrock under it was bad...and upon further demo it was discovered that the surround was just a box of 2X4s! They even just put it over the carpet...so we went all the way and removed it.
After some discussion I decided to remove the whole thing, There was a possibility to move it to the other side of the room where there had been another fireplace or stove, (there is still remnants of a flue in the roof), I decided to just scrap it.
The removal adds approx. 4X8 to the room now and really opens up the kitchen, which was what I wanted originally.
I am happy so far at how this is turning out!

Thank you so much for all the responses!
We have decided to just remove the rock at least on the kitchen side for now (keeping fingers crossed that its all good underneath). If everything goes well then we will take off the rest!
I really want to demolish but time frame and budget right now are best spent in other places, there is so much left to do in the house!
I will update as we get going!!

@Zach Kidd ILOL!! I would dig out those pants and have a demo party if I could! I'm just leery of what is underneath all that rock!
@Scott SchultzIt is a rental, and what to do about this fire place was kind of on the low end of the list. But as the house is coming along, the fireplace looms large!

I forgot to add that this is a buy and hold.
@Mindy Jensen it's gag worthy alright. Keeping the layout, fix replace cabinets, new counters, backsplash, sink ect.

I have ideas on this fireplace, since I cant demolish it (for now) I think a coat of paint is in order.
What do you think?
It wraps into the kitchen though, I was thinking of having some shelving placed on this side..

With the current oil boom ..well now its busting a bit but the rents are still crazy! I am looking to connect with other investors, or any one interested in the area. I have family in the area and my dad has lots in the town. One that has a manufactured home the other is empty.

@Steven Chang Yes that is the site. Its kinda squirrely though...Ive done property searches and name searches and nothing comes up. I then go to the map and click on the property and all the info is there.
Case in point, I just closed on a home and the search did not show my name, but upon looking at the map details it showed up there...so I don't know what is up. Just keep checking every option available!
I still like the accessibility of information!
