I like loopnet but I have been told by brokers that they are usually old deals.  In other words after the brokers have shown them to their buyers. I do know two recent acquisitions I have been involved in never made it to loopnet and I still was competing against other buyers.

Hey everyone! I am under contract for a commercial property for a NNN in Houston. Although I may be pulling out since they are not maintaining the property per their lease with the seller. Would love to connect and maybe if you are close you can scout it out for me!!

Hey everyone! I am under contract for a NNN with a government entity in Houston TX. It has an 8.5% cap rate and they just signed a 5 year lease.

I am having the oddest experience. The tenants have not held up their end of the NNN and upon a property inspector's visit, it appears as if this is sorely needed. For some reason we cannot reach the manager on the premises and are now dealing with the facilities manager for the region. Being a US government entity, it is a safe investment for 5 years but why on earth is it not being maintained? How can I enforce that they get it up to code and continue-if I complete this purchase.

Other properties rented by the US government have been well taken care of, I have never experienced not being able to reach the manager.  If this cannot be enforced before my purchase-God knows it will not happen during my ownership.  Even if they continue to renew for another 20 years the building may only be worth the land it is on.

Appreciate any thoughts on this one!!! I so badly wanted this one to work I am having a hard time letting it go!

 This is a heartbreaking story!!! I recently liquidated some residential properties and have been in discussions with several turn-key providers.   I have no problem with the provider profiting from  the service they provide, however, I have not seen any stellar deals.  I do think there is some value going with a recognized turn-key versus finding the property manager and broker separately, if only for the extra due diligence and reviews.  

After reading your story I will look Justin up!!

I am under contract for a commercial investment currently.  I have also connected with some folks on the residential side, so far I have not seen great cap rates and the inventory is low.  Will keep you posted!

I would vote a yes!! I live in MD but due to the tenant friendly state I am not as interested in buy and hold in MD.  Plus I had lived in NOVA for 6 years so know the market a little. 

It really is different then a DC forum.

I actually read some interesting reviews-not positive on Armondo Montelongo.  I was referred to Raul through another source but have been concerned on the reviews.  I own a commercial property in Houston and had inquired about residential properties.
