Hey @Jackie Martinez, one of the best tips I can give when deciding an area to invest in is to actually drive around yourself looking and studying the neighborhoods and different pockets. I understand you work many hours so this might be tough, but just wanted to give you a tip while you are here in Atlanta. Good luck!

@Ryan Tessier I really enjoyed reading your post. It sounds like you have the right mindset and I wish you the best of luck! Surrounding yourself with like minded people I think is key. My best friend is the one who introduced me to real estate back when I was 19 and I give him full credit to the position I am in now. It is a long journey but I would not trade it for anything. When I came out of college my biggest fear was to work a 9-5 job sitting at a desk all day. I could not be more thankful for the things I have learned from not following this stereotypical way to live life after college. Obviously it has come with a lot of hardships and doubt but I love what I do now. Not to say that doing the 9-5 is the wrong thing to do. Grinding it out and "paying your dues" to build up enough capital and to take a step back to learn everything before going all in is actually very smart. Go to meetups, find the people that know the business, ask questions, ask to shadow others. Real Estate is all about who you network with. Talk to contractors, lenders, agents, and everyone else that has any part in  real estate in one shape or form. 22 is so young and the journey for you has just begun. Best of luck!

Hey @Eric M. I would suggest going to the Atlanta REIA meetups. They are always during the last week of every month and usually held at The Ivy in Buckhead. I have been going to them the past couple months and they are a great place to meet and connect with others in real estate!

Hey @Quincy Vanderpool, I would suggest going to the Atlanta REI meetings. Great place to learn and connect with other new beginners as well as seasoned veterans. It's usually at The Ivy in Buckhead on the last week of the every month.

I've wondered this too. I have heard so much about it but cannot find an exact date as to when it will start to be developed. Would be such great news to all of the buy and hold investors in the area!

@Stephen Counts I know exactly where that is! You guys did an amazing job with the renovation! Such a unique style of homes over in that market. 

@Caleb L. I have to agree with your number 1 reason. For many of my investors it is hard to keep their emotions out of a property, especially if they are buying to rent out. If the numbers make sense and they will receive the return they are looking for, it should be a no brainer. But sometimes it's tough when they put eyes on the property and realize it does not look how they want it to. It's usually only a problem with investors new to the game which is understandable, but just something you have to train them to overlook.
