Thank you, I got them by driving for dollars and cold calling. Two with one seller again lol.Yea, about a thousand dollars starting off. It might take a lot of text messages to get a deal. Plus, regulations are starting to crack down on text messaging, so I'm not sure if that will last much longer. Sorry to hear your first deal fall through. My first signed contract when I started two years ago fell through too after I was four months in, so I feel your pain. Seller went behind my back. Anyway, keep cold calling if you can. That's what I do and I get leads quicker doing it that way versus texting. Yes, the program is definitely affordable and is worth it for the all the value that's in it.

I had three deals locked up during the program. Two were with one seller. They all fell through because sellers couldn't provide clear title. So none at all. This was last year. I have two deals in escrow now btw. Anyway, I couldn't do as much marketing as he explained because of funds. I assume that's why I wasn't that successful. He is an advocate of texting. I got those deals from cold calling lol. Maybe start with around a thousand dollars because you will need to send a lot of text messages. You should do it if you have the funds and are struggling. There's a lot more content in the program too. He has coaching calls as well every week. Yea, you're in his FB group.

Hey Nick,

I was in Alex Joungblood's program. It's a great program, he shows you how to pull lists from the county and find buyers for your deals. Also shows you the numbers you need to hit for marketing and which areas to target. He has plenty of successful students and it is a great program to use starting out. Just make sure you have some money for marketing. Are you in his free Facebook group?

Hey Carson,

You're doing a great job generating leads and building momentum. I'd say, stay the course and keep using the programs you have now to get deals. Don't try to scale too fast and hire all these VA's right now. Do a couple deals first and then consider equipping more tools. But yes, do get batchdialer cause you will make more calls and generate leads a lot faster.

Wholesaling in Virginia in totally legal. There is a successful, renowned wholesaler in Virginia his name is Alex Joungblood. He has a big FB group on FB called Wholesaling Houses Fulltime where you can network with other wholesalers and ask Wholesaling questions in the group. Hope this helps.

I would say do the same thing you did to get your first four deals and go all-out doing it. Whichever method you did seems to be working in your market since you've done four deals from it.
