You can advertise it on FB marketplace, wholesale FB groups, Craiglist, an app called Offerup. Just make sure you conceal the address until you find someone who's serious about buying.

Hey Leonard,

I'm also a wholesaler in Texas and when I started out, I was using the TREC contract. Most of the time, sellers will get skeptical and not sign once they see how long it is. I almost didn't get a seller to sign my first contract because of this. I have a one page you can use that is legal if you want it.

Hey, Richard. Yea, they're everywhere around Denton haha. Like any cash buyer you try to get a hold of, there either somehow in affiliation with Networth or New Western. I'm not one of them. I'm sure your properties in Denton are cashflowing well here in this college town. Let's connect, I'm just trying to wholesale now, so that later I can start doing BRRRR.

Pulling lists from your county (tax delinquent, probate, evictions) or from the city (code violations) skiptrace the numbers and cold call them asking if they would consider an offer on their property. Drive around your city and write down the addresses of all the ugly houses then find the owners info for skiptracing and cold call.

No problem. Im also a wholesaler too in the Dallas Fort Worth area and I look up recent cash transactions too. The ones that are buying more than one are the ones like yours when its the same company with slight differences in the names that are buying a bunch. I guess they are hedge fund buyers but I find it hard to add them to my buyers list. They're like the top buyers and I can't get a hold of them lol

The house would probably have to fit their criteria as well. I heard that they don't really like buying the houses that need too much in repairs. But it wouldn't hurt to contact an Zillow employee to see if they buy from wholesalers. They might not though.

Luis, I had that exact same question in my head for weeks now lol I'm also a wholesaler in DFW. I'm in the Denton Area. When I look up the recent cash transactions in my county, the top buyers I see are these, I guess "hedge fund" buyers buying a lot of properties at a time. Especially On market. The PROPERTY ONE LLC buyers and other ones like that. I'm not sure how to get a hold of them. You can try to search opencorporates.com to find a contact of them.
