I want a government that has limited powers, provides for a strong national defense and protects the constitution, that includes my gun rights.

I want a leader that is part Andrew Jackson, part Abraham Lincoln, and part Ronald Reagan. And. no that is Obama.

It is a sad commentary and rather ironic.

People won't hesitate to buy a new, $35k car with a $300 dollar car payment. But, are scared stiff to buy and rehab a little $35k house and rent it out to get cash a little bit of cashflow.

I'll be amazed if the US manages to maintain its Triple AAA Credit Rating during 2009.

No worries! Obama will fix the problem.

This is why we are on Bigger Pockets and others are reading People Magazine and today's sports section. It all comes down to mind set.

If owning an expensive car is important to the mASSes, let them buy away. As for me, I value financial freedom over creature comforts.

Rich Dad Poor Dad is not a REI book. It is more like a general/philosophy business book along the lines of Millionaire Next Door, Getting Things Done, etc.

If you want a good REI book, at K2-like level they tend to fall into 3 categories, commercial, flipping and buy/hold.

A good flipping book is FLIP: How to Find, Fix, and Sell Houses for Profit by Rick Villani, Clay Davis, and Gary Keller

A good buy and hold book is 2 Years to a Million in Real Estate by Matthew A. Martinez

This is what caught my attention. We don't allow our tenants to shovel, nor are we DIY shovelers on our multi's. We contract that work out to professionals. There are just to many liability concerns.

We require our tenants to shovel our SFRs and that is clearly spelled out on the lease. But, at the end of the day we are still responsible if a mishap happens.

Lastly, we are like Mike. We have a no give-in policy. As soon as some hints that they are going to seek remedy, we immediately refer them to our attorney and get out of the line of communication.
