Quitclaim for sure.  I've done it many times, based on the advice from my attorney.  However, ask your title company if their insurance follows.  It should.

Use the address of your Registered Agent. That's what they're there for. They are your agent and all mail, contact info, etc. goes to them as your front line.

 Hi Randy. I was in a hurry when I typed my response above.  By “low risk” stock fund I meant 50/50 stock/bonds split or something even more conservative like a 30/70 split.

Ashley,  if you're wanting to cash flow in Idaho I'd suggest Nampa but you'll most likely need to put down 30%.  That's a simply one-sentence answer to a lot of research and also holding my portfolio in the Treasure Valley.

@Elliot Marszalek  I don't think its a matter of breaking any "rule" as you wrote.  Rather, the way you've framed your question shows that you carefully consider how to manage your money as a wise steward.  My suggestion (based on what I do in a similar situation) is to either park it in a low risk stock fund then pull it out when I need it, or deposit it in an online savings bank offering 2%+ such as Ally Bank or Synchrony Bank.

I've done both and would recommend the split.  It looks more aesthetic in its perceived added value and overall appeal.

I do both, but if your funds are limited as you wrote then I'll ditto what @Account Closed wrote and look for another income or revenue stream then use that to better position yourself.  If you're creative and think outside the box then you can find additional revenue engines.

 I invest in Idaho.  Higher priced market with higher rentals.  But I utilize recasting as part of my strategy to increase cashflow, then I pull out equity to buy additional assets.
