@Rebecca Cirisan  In my experience you are better off offering them in both parts and whole. Unless the properties are in close vicinity for easier management, I suspect they will sell individually. However all your properties will benefit from the additional marketing exposure by letting prospects know (give them a brochure or verbally mention the others) about the other offerings that they may have not been looking at in the first place.  I.e. A prospect for the duplex may have not been looking at your 6 plex and visa-versa. Good luck!

@Gard Van Antwerp  Any Title Company who is reputable will run a preliminary title report up front for free, providing there is a high likelyhood of you choosing them. Most of their fees are regulated so in my opinion, costs vary little (total closing costs should be 2-3% of total transaction amount). It is the speed of service, expertise and ancillary services such as in house deed prep and legal. 

I use North Star Title in Downtown Cleveland and highly recommend them. However, I have had generally good experiences with most.  There are only a few bad apples in my opinion. Good Luck!

One of my Multi-Family clients is looking for an agent to provide listings to him of Eastside Cleveland homes sub $30k.  Warzones welcome and sometimes preferred.  Single Family Homes has never been my skill set and I am looking to hand over client to agent and stay out of it.  My brokerage is looking for a 10% referral fee.  He is well capitalized, has boots on the ground and importantly, fair and honest.  He is looking to write 10-15 offers a month knowing that 5-10 will get accepted.  Feel free to call me to discuss.

@Coleman Nelson  I have used Craig Miller, CPA of Duffy & Duffy for some larger cost segregation projects in the Hotel industry and Multi-Family arena.  Very Knowledgeable.  I have also heard him speak about cost segregation at different RE seminars.

Congrats on the success @Dave DeMarco  I once lived in South Charlotte (Pineville). I Loved NC but you have the right idea looking North for investments. Greater returns and more available product in Cle. Continued Success!

@Raul Pedrozo  Start the process immediately. 

For others, To ensure this doesn't happen in the future, I have had some landlords have success offering (and getting higher rent for) paying for a cable plan for their tenants.  When rent is late, stop the service and see how fast the tenant calls you to put the cable back on. I understand this is not cost effective on single families but with Apts or several SF's in the same area that you can negotiate a bulk cable rate on, this method can make some sense.  Think of it as an insurance plan on timely payment.  Best of luck!

@Jason Rowlett  In my opinion, a CCIM education is valuable to anyone involved in any facet of RE. What other venue will you find accountants, house flippers / renovators, pension fund managers, corporate RE directors and agents / brokers (just to name a few).  Your already familiar with one place (this forum!), why not learn more in another one!  "Risk comes from not knowing what your doing."-Warren Buffett.
