@Lee Ripma Solid move. I've never paid for Rentometer, but it's not very expensive.

As for your method, it's quite thorough and you need to be. If you see one place rents for X, you might assume wrong when that unit is 700 square feet bigger. Now you've dug a hole.

Oh yeah, duh. I call my property manager and ask them as well!

@Tim Donovan I use Rentometer, Craigslist and Hotpads, then aggregate the data, finding what's renting in the area.

Nice part is you get to see exactly what other units look like and what those landlords feel is a good price for it. You can follow suit.

If you've got a Realtor, you could ask them to pull rental comps as well.

Under Google sheets top bar, there's an addon button. Click that, click get add ons and find autocrat.

That's what I used.

@Sheena Tiller Yes you can with google docs. It's an add-on with Google sheets called Autocrat.

Hey @David Beckley -- What's the situation with this? Is it a duplex conversion or 4 family conversion to a SFH? I've never heard of this type of conversion only costing $10k. Has it already been mostly completed and some final touches need done or what?

@Daniel Jewell You could learn about acquisitions, so get your license or help with direct mail cold calling, driving for dollars, basically helping grow the portfolio.

On the other side, you could learn a trade, get licensed as a GC or get really good at something that breaks all the time, so you don't have to hire out that task, whatever that task may be.

@Mike M. @frank 85021 is a solid zip code. The Royal Palm neighborhood is gorgeous with huge lots and older homes prime for an upscale flip.
