Good Evening BPers, 

I'm trying to gauge if there would be any interest in a real estate meet up group in Springfield, Illinois. 

A monthly meeting in the capitol city, where investors could come together, network and develop relationships. I'm aware of one for landlords that already meets, but it couldn't hurt to have another, right?

If anyone is interested, I'd like to get some feedback and go from there.

This will sound lame, but what are your end goals? Are you prepared to be a landlord? Do you have the money/credit for a down payment? 

Have you found a lender who will put a mortgage on a property that value? Do you have the cash reserves if something bad happens or you have to evict because the tenant isn't paying?

My experience tells me he's not going to sell for $21k, as he has a renter in there paying him every month, so he's really got no motivation. 

I would dig down on his motivation. Seller financing? 

Let me know how it goes? I'd like to hear what happens.

@Cecilia Arnulphi -- Listsource is a great way to get lists. Depending upon your state, there are other services out there that provide leads, you'll just need to dig a little deeper.

@Shawn C. My best luck has always been with eviction lists. You'll get tire kickers, of course, but there are some people who buy a rental property and realize this is NOT the right business for them. 

They go through an eviction or two and even though the eviction process can be easy in Texas, they're done with being a landlord and will want to dump their property and be done with it. 

I don't worry about year built, % of equity, just send the mail to these tired landlords and quickly/easily sort through the good and bad leads.

@Shawn C. I've had better luck with other lists, but yes, code violations is a good list to get and use.

@ShawnC --Nope. I'm grabbing as many leads as I can. Say one house has only one violation, but it's trash from the tenant. And it's happened over and over again, that's a sticking point for a tired landlord.
