I currently have State Farm for the one side. Replacement value about $90k more than its worth. It went up close to $70 this past renewal in December. I had State Farm quote the side I’m buying and it came up more! Same house, minus garage and 1/2 bath.

Liberty Mutual just quoted at $70 more than State Farm and the new side higher replacement value than the other side. They are a mirror image of each other.

Quote from Allstate for the owned side just came in almost $200 less.

It all makes no sense

Hey guys,

I am closing on the other half of a twin/double I already own and am calling around for landlord policy quotes. The quotes I am getting seem quite high, and vary differently. Different replacement costs, premiums, etc. these houses are mirror images of themselves, and major systems updated around the same time.

what gives? And are there any big companies out there that you guys are pleased with?

Instead of wondering... why not go speak to your local magistrate, and just file for eviction.

Kudos to you sir. I hope you get a deal out of it. Me personally, I would never do that. My luck I’d find the angry guy who got screwed over and is pissed he’s losing his house, holding a shotgun at me while telling me his story. No deal to me is worth invading someone’s space and embarrassing them reminding them they are losing their home.

I completely agree with you with the lack of quality installs from Lowe’s and HD. I used to do warranty/service calls for Peachtree Windows as an independent contractor as needed. 90% of the calls I went on ended up being installer error (Lowe’s). Many were in high end million dollar homes in NJ.

I would recommend getting a few quotes. I’ve already beat big companies by THOUSANDS. And years later no call backs. The cheapest isn’t always best, even in a rental, but there’s no reason to pay more than you need to.

About 8 years ago I was painting the interior of a house. Customer asked if I did windows. He was quoted $17,500 by Appleby for 18 windows installed and wrapped in the exterior. I did it for $9500, 3 days, made a good chunk of $, and saved my customer $8000.

It’s worth it to get a few quotes..

As usual, I’m on board with what @Matthew Paul said.

We all have our own ways of measuring windows, and if there’s a screw up, you aren’t the one eating the window.

If you get the right guy, it shouldn’t cost you a fortune.
