Hey all,

I have the opportunity to purchase the other side of duplex I own free and clear. (twin or 1/2 double as it’s called).

I have the cash to buy it, but we will need to replace that cash. Is it best to do a cash out refi of the other house I own, or try and get a mortgage for this new one?

Thoughts and or opinions please

Stoves are required here also. I wouldn’t offer the PM a dime, just on principle. Let him spend the time to get it out since he wanted $250. Personally I would have just given it to you or the 80 year old lady.

I am a self employed contractor and investor. I have a dedicated room as my office, not worth it to me to send up red flags for a small write off.

If he is still paying rent and not at his former job, as long as he’s not selling drugs or prostituting himself at your property, who cares.

Relationships are key. Being a contractor and investor myself works great for my investor clients. I have two clients where their combined 30 properties tenants don’t bother them with maintenance/repair issues. My clients know they can count on me, and at a fair price. I send the bill and they pay it. 10 years with one guy and 12 with the other.

What people need to understand is there are costs in doing business (the right way). Vehicle, fuel, GL insurance, state licenses, tools, etc. This stuff doesn’t come cheap. So when people want stuff done the right way, its costs.

That’s exactly why I can’t/don’t plow any commercial lots. The added insurance for me to plow commercial is $2000. Residential $50.

Matt, I plow snow also. I have customers that I just bill after I plow. I wouldn’t necessarily put someone on retainer unless it’s a huge lot. Most landscapers plow snow.
