Quicken loans will do a 75% LTV 30 year fixed. Just spoke to them today. $75k minimum.

I absolutely adore my realtor, many transactions since 2002 when I met her.

I am in the process of buying an off market property right now. I made the purchase offer myself, had it signed by the seller, brought it to my settlement company, and I’ll close in 2 weeks. Piece of cake.

In today's world of Zillow, Trulia, Redfin, etc, I could essentially list my own property for free, and with every one else scouring the internet looking for houses themselves, sell it easily myself. Or atleast try to, before going to my realtor to have her list it on the MLS. And if it sells fsbo, I save that $4500 you speak of.

I agree with @Dennis M.

I would never do a balloon unless it was way down the road, giving me enough time to figure something else out or put money aside to pay it off.

I am just starting the process of refi’ing a free and clear rental. I’m guessing this will come up for me also, but if my realtor can search for loans on a property, why can’t a mortgage company?

I do a background check, $25 per adult. Never had anyone balk. If I take the $ from them with an app, and don’t choose to pursue them further, I refund the fee, but only if I don’t run the background check.

It will be a rental. The other 1/2 is a rental also. I just spoke to a lender friend of mine, they won’t do anything under $70k so he can’t help me. Any ideas to just take cash out of the other side?
