You will probably end up paying someone to do lawn and snow. You really going to drive an hour (or way more) in bad weather to shovel?

I’d figure on finding someone local to take care of both of them.

Here’s what we do..

Lease signing on 1st= full month rent

Up to the 5th= prorated

15th lease signing - either full month rent (would make rent due on the 15th of every month) OR they need to pay 1.5 months rent and rent is due on the 1st.

I won’t prorate any more than 5 days.

Seriously?! $243 and you aren’t ok with that?! If my clients raised a fuss about that I’d have no problems telling them to find someone else.

Just fix it yourself, or paint, or something and be done.

I have a property that I paid cash for and cash for the rehab ($ came from profit from sale of personal residence). Live the cash flow from this cash cow, and I'm able to take out a HELOC to buy another and will still have a little bit of cash flow.

I would research what a new door would cost for that unit and deduct from their security deposit.
