Thank you!! I have “Handyman” in the name of my business. In business 15 years, do complete remodels/flips, along with smaller stuff. I carry $2mil in GL. I am just as good as a “contractor” except I get the calls for the little jobs that bring big $, because the big guys won’t bother with them.

I took a 1.5 hour ride a few months ago to a cheap area in Pa. I was in contact with a realtor, we had 15 houses to look at. I had my checkbook, ready to buy something. Well, 15 houses between $9k-$40k and there wasn’t a single house that remotely sparked my interest. The towns were garbage, rents are low, drug use high.

Was a waste of a day, but definitely a good education on stay away from certain areas.

My suggestion is to stay away from depressed areas. Especially if they are far away from you.

Yup! She was actually a Sec 8 caseworker. Worst tenant ever. Ended up evicting before 9 months

I have the high roof. You can get them cheap. I paid $23k for a 2017 with 15k miles. Don’t buy new!

When I started as a self employed contractor, I rocked the pickup. Then moved to box truck, now have a 2017 Ram 2500 ProMaster. I’d never again try and do my job from a pickup. Van is the way to go for sure.

That’s terrible! I live 5 mins from Nj and thought about buying there, but maybe not.. it’s a C area. Here in Pa, it’s pretty quick. File for eviction, hearing in 12-14 days. 11 days from hearing I can file for possession, 11 days from then the constable puts them out if they aren’t out already.

I just evicted a "contractor" from an SFR I own. Omg the things he did to my house...

I would never allow a tenant, or reward them, to do anything other than plunge the toilet when they clog it. Half of them won’t respond to a text message or bring their garbage cans in, and you’d let them replace a faucet or paint a ceiling (and get paint everywhere!)
