The areas you listed are all solid areas where you can find good opportunities. @James Wise has posted a map with neighborhood grades a few times for the Cleveland area. The Tremont, Ohio City, and Cleveland Heights areas can be a little tricky because they are seeing a resurgence and rebirth so there are really nice pockets intermixed with some really bad ones. You need to really make sure you do your due diligence in these areas.

My recommendation would be to see if you have the ability to walk-through the property between now and the actual auction. You can get a feel for how much work the property needs once you own it. From there, you can use the analysis tools here at Bigger Pockets to figure out appropriate exit strategies (e.g. flip and rent). I typically look at both scenarios so I know going in what my options are. Based on the analyses conducted here on the site, you can determine your maximum allowable offer (or max bid for an auction). If you need help with the analysis tools, there are plenty of people here that can walk you through how to use it. If you aren't able to walk through the property, you take the risk of not really knowing what you are buying, and you have to assess the risk v. reward accordingly.

Hi Tushar, 

You could buy loads of properties in most of the mid-western USA markets for around that price, but you might not be happy with what you end up with. My recommendation would be to get in touch with a reputable property manager in these markets and have them help you locate a property that would meet your needs and budget. In the Cleveland market, Holton Wise Property Group and @James Wise is a good source for the central part of town. I predominately focus west and south of their target markets, and would be willing to help too. I can't help you with Detroit, as I don't operate there.

 Hi Gordon, 

I owned a rental property in the early 2000's in the Toledo area near the hospital and UT campus. I lived in it and rented the other bedrooms out to friends while I was a student. I do not currently own property in that area, but if I had staying in that area I definitely would have.

Hello! I am new to the site and forums and more than thrilled to become part of the group. I'm sure everyone here is many steps ahead of me in realizing the vast quantity of people and entities looking to scam the living daylights out of the would-be investor. 

Until recently, I have done all my deals on my own and financed them all myself. I have had the slow and steady mentality but am looking to ramp things up significantly and become quite frustrated at times. Hoping to meet and connect with some good people, gain some knowledge, maybe share some of my own relevant experiences, and grow.
