What state do you live in? I have a few lender friends throughout the country that are licensed in Ohio that do stated income loans. Depending on where you live, I can make a recommendation.

I have a 94 unit portfolio in Central/Northeast Ohio that I am purchasing in the next couple weeks. The acquisition price is right around $2.5 million. I am wrapping up appraisals now and should be in a position to close in the next two weeks. 

I am bringing $1.8 million to the table myself, on top of rehab costs, closing costs, appraisal costs, etc. I am looking for a partner(s) for the remaining $700k.

@P.J. Bremner, Lokal is who I personally use to manage my stuff. They have done a very nice job for me. Sounds like you've dialed it in at this point and if it's working, no need to change it up.

It's not impossible to fill vacant units in the fall/winter. People are always looking to move. While the numbers aren't as high  around the holidays than other times of the year, if the pricing is correct you shouldn't have too much problem.

Sounds like you have a Triplex (double in front and single in back). I’ve seen conventional lenders (those selling on secondary market) fund deals like this before. Sounds like you need a new lender
