@Hassiem Cliett Great to see that you have a champion mindset, if you are 100% serious and the numbers work, get your parents to co sign for you and sign a contract with them that says the day you turn 18 you get 100% ownership and responsibility. If the numbers work and the deal makes sense for everyone, finding a co signer shouldn't be a big deal. I started when I was 19 and I just turned 20, you are on the right path. As long as you surround yourself with the right people and the positive energy, you will grow as fast as I did. With a little bit of luck and LOTS of hard work, you will be on your way to success very fast.

@Andrew Brewer I know this is possibly irrelevant but maybe it will be a good idea to compare what prices are state-to-state, but in NJ if you want something with nice finishes... $150/sqft... if you want something with "ehhh" finishes then you can probably get down to like 100-125/sqft depending obviously on how much work you give your guys and what kind of relationship you have with them. I know how much I can beat my guys down, price-wise, so I know what kind of numbers I am, working with before even starting the project.

@Michael DeFilippo@Kevin Schaefer Great to meet you Michael. The best way to get started into REI is to just start and do something because doing something is better than doing nothing. I am not going to preach or rant about the successes and the positives in the game even though I really want to but if you go through my profile and read all the times that I have motivated and ranted about why this business is great, I assure you , you won't be disappointed, because I say some great things about not only my successes as a 20 year old but the people that I work with and meet with me and talk to me.

You have to establish your goals without a doubt first, both long term and short term. Do you want to be a passive investor or do you want to be active and building? Do you want be big? Or do you just want to be making a decent living doing something that you love? Do you want to wholesale? Are you interested in the Retail side of the business with listing properties and talking to end buyers (which I hate lol)? These are all questions that you have to ask yourself. 

The BP community is filled with people and information that will help you grow and I am one of those people, I always love meeting with people that are just starting because just a short 10 months ago I was right where you are and I was looking to work with anyone that I could at least learn something in the business. Now I am in a position where people look up to me and I can pick and choose who I do business with. (If you read some of posts and forum replies I explain that there are some bad people that will screw you and you don't want to do business with them.) 

Please don't be afraid to ask questions and connect with me. If it means anything, meeting can also be a possibility if your ambitions are serious and sincere. I am a builder/rehabber so most of my expertise is geared towards that side of REI but I can assist and answer any questions that you might have in regards to anything REI. @Patrick Martone Just like @Account Closed said. Anything happens to the property while you own it.. that's it, it's coming out of your pocket nothing you can do. So if you're not getting insurance make sure that it's in a good neighborhood at the least.

@Doug Price I have just recently started marketing and mailing as part of an avenue of my company and I can't say that response rate is bad. I mean you probably invested $2000 dollars total into the mailing and marketing maybe a little more and you got way more than a 100% return so it isn't bad at all. Keep me posted on what you're doing and how it's going now. Connect with me, maybe we can give each other some insight on what the letter should say and maybe even ways to drive the cost per letter lower. I hand-write only the return address, everything else is stamped and labeled. The letter is handwritten font as well but it's a plain regular letter in white. I have only been doing it for about 1 month and I've gotten 7 call backs total so I can't say that is a bad return. I've mailed out about 500 letters, but I feel that in NJ the market is way different than down there.

@Deep Patel The south side meaning south Newark. I keep forgetting not everyone is from upper NJ so people have difference terminologies for different things. 

@Ty Martin It is about sharing Ideas, but I am not going to say something that I can't guarantee because then I look like I was misguiding people. I mentioned it but I don't want to say exactly what I "THINK" is coming unless I am 100% certain.

@Rebecca Anne Trust me when I tell you... If money was that easy to find for deals.. EVERYONE and their GRANDMOTHERS would be rich. Finding good and genuine private lenders in this business is one of the hardest things to do... no one in the real world will ever trust you with their money until a track record is proved and a meeting in person is set up...

@Deep Patel Not South Jersey, "The South Side." Something is coming, I won't share what but it's coming I think, eventually but buying right now, you will have to sit on the property for quite a long time but I think that it will be worth it down the line.
