Anyone have a company to suggest that will board up windows/doors? I just had my water heater and furnace stolen out of my vacant unit in the 48224...!!!

Are there any neighbor hoods you would avoid? I am gonna buy a turnkey in Detroit, but I don't know the area that well yet. I'll have a property manager too. Any areas I should avoid....?? My budget it $40-60K per door.

Also, my property management charges 1 month rent to place a tenant. So add that to your "start up" costs too.

I just got a bill for $2450 for a new 70K BTU furnace from my property management company. They do it "in house". It was a surprise repair. I am not sure how to plan for that, but those things can come up.

The properties I have obtained, had POS too, but not much. Its good to get a home back to a baseline of a minimum quality. There are too many problem homes in this world, and I am glad to see that they are being corrected.
Now when I sell someday, that might be a different story, but as a buyer and a builder I personally like the POS.

Here are the steps I would follow:
- Hire architect, have them draw basic plans
- send architect to the PLANNING department to further refinement of design
- get plans approved
- hire a contractor to build home and get inspections
- Decide how to best capitalize on your Additional Dwelling Unit (ADU).
