@Tonya Channell Thanks for the feedback.  How often (if at all) and at which stage of the investment process have you visited your properties? Have you done any investments where you didn't know your boots on ground before hand? If so, how much more challenging was this?

Hi all, 

For those out-of-state investors that find it difficult to walk a property before making a written offer i'd like to ask how easy is it to back away AFTER the written offer has been made? Are conditions for backing out normally listed in the written offer, which presumably need to be met in order to back out?

I'd love to hear from folks who's first deal was out of state and what were the pros/cons of having gone through the deal. I'm close to making an offer on a property that's about 2-2.5 hrs away and am going through analysis paralysis. Thanks!

Anyone know of up and coming markets within 2 or so hours from NYC worth looking into/investing in? I'm specifically looking to invest in small multifamily units within a range of 100-200K. This would be my first investment. Any advise would be greatly appreciated!
