Hello all,
I have an investor friend who is retired and I was helping him to obtain a roof contractor to fix a leak in one of his properties. We contacted one roofer who came out and gave a written estimate for the repair. The property owner agreed over the phone that the roofer would come out to work on the property the next day. However, the roofer never came nor returned any of his phone calls on the next day. A day later, my friend got in touch with the roofer and informed him that he no longer was interested in doing business with him. The roofer became irate and threatened a mechanical lien against him.
My question is: would this mechanical lien be legit? There was no contract signed, only a verbal agreement that the roofer would show up the next day, which he never did.

Hi,
Does any one have any boilerplate language for letters to notify tenants of the rent being increased? Any suggestions for language to include (i.e. increasing because of increasing property taxes, operating expenses, etc.)?

My property is in Lehigh Valley, PA.
@Jim Goebel I forgot to add that the contractor would remove any visually damaged joists (he will coat the rest with mold chemical)
Also, the leak was below subfloor.
On an unrelated topic, do you guys pay for repairs from a business credit card? Will there be issues for tax purposes (that you're aware of) by paying from a personal credit card?

I've just received a quote to fix a 4x8 area of a kitchen floor following a pipe leak in the subfloor. The labor being performed is:
Remove damaged wood
Remove any damaged floor joists
Remove ceramic from 4x8 area to repair damaged floors
Instal ceramic to match existing tile as close as possible
Remove sink cabinet if necessary
Instal grout to match existing grout
Approx 18ft of ceramic tile will be replaced.
Materials amount to $855 and Labor amounts to $2125. The work will be completed in one day. If by "one day" this means 8 hrs or so, this means that i'm paying ~$265/hr. Doesn't this seem overpriced?
