Hi Nic,

Quick question and my apologies if someone asked here already, but what are the tax advantages if any of investing in cash flowing rental properties when your MAGI/AGI exceeds 150k, especially in view of the new tax law? Also, are there any tax saving advantages of setting up an LLC and transferring a rental property onto the LLC in view of one being a higher earner?

Thanks!

Can someone explain what does being "capitalized" mean in lay terms-am not a CPA :)

Also, is there any difference with respect to being able to deduce the repairs if the payment for the repair is made in financed portions over several years vs one lump sump?

Thanks!

Thanks!

Hi everyone,

I'm starting to look at the Cleveland Ohio market. I've seen some discussions centered on this market but couldn't find the answers to all of my questions. I would appreciate it if anyone can refer me to an property manager / realtor who invests  in the area and can provide some additional insight on the market.

Thanks!

Taxes are also going up in Bethlehem http://www.wfmz.com/news/lehigh-valley/38-percent-...

 and in Bethlehem Township https://www.mcall.com/news/local/mc-nws-bethlehem-...

Any idea of how this may affect the rental market?
