Great job Wayne! I remember my first deal, and I ended up wholesaling it. I am so glad I did, when I started, I did not have the background I have since developed. The cash conversion cycle is essential. The faster you can turn your money the better. What I do is I calculate the estimated profit I would make from a fix and flip. Let's say I would make $40K. If I can wholesale the house for $20K, I will do that all day. There will be other houses and the return on time invested is much much higher. You only get so much time. On my first wholesale deal, I did what you mentioned, and I spent a small amount $2K fixing the house up to make it more appealing. Sadly I think I wasted my money. It depends on who you are selling the home to. If you are wholesaling to someone with experience, you don't need to fix it up in my opinion. Good luck.

Great advice from everyone so far. I like to start with the end in mind. Everyone has such a different background, active income, goal timeline, etc. Are you going to manage the property yourself? If so location is critical, if not you can buy a house anywhere in the country if it meets your requirements.  There are some great Realtors on this site so that should be a great start. Good luck on the journey. What are your long-term rental property goals?

@Allison Massey That is the crazy part about potential pitfalls; they are hard to see ahead of time. Sometimes even after someone with experience would warn me, I would still need to make a mistake for myself. I think the key to doing this business well long term to avoid the BIG mistakes.

My VA was calling estate and garage sale advertisements and sending some follow up texts. I think the level of activity was too high so google flagged the account as business activity instead of personal use. In the rules the phone number could not be used for business purposes. I was able to get the number turned back on the morning the postcards mailed out :/ 

After that I decided to make a small investment in a online phone number system so that no one would take the numbers away again. 

Then when the mailers dropped I had a bunch of mad people call me. You will get thick skin quickly.
