Hi Alex,
I am coming out to LA in April to meet with one of my investors. You are not alone in looking for other markets. Dallas still has good cash flow. I will be building some duplexes in Q3 and Q4. In our market right now builders are creating apartments or large homes. We are adding about 300 new families a day to the Dallas Fort Worth area.

Welcome to the site! What are the prices of real estate in your area? How about the rents? Some of the people in my mastermind have had to invest in other parts of the country to get the cap rate they are looking for. We can still get some good deal in Texas, but it is getting tougher each day.

My wife and I prayed about it. I was a public school teacher in 2015 and had three deals under my belt. My full-time job was getting in the way of my Real Estate business. I hired a VA to answer my calls when I was at work but after saving about 6 months of pay I said "now is the time!" I haven't looked back. Our company flipped 24 houses last year and this is my new life. Commitment is as important as timing.

You can bring the financing and take down the property in your name and have a JV agreement on the side. Profit split on the back end if you have the time to oversee the project.
