I think the biggest issue with any coaching program is you are asked to or strongly encouraged to make up your mind without fully understanding the benefits and the true value of the program. People get talked into something thinking one thing and find out later it was not what they were expecting.

Howdy local investor! My first two deals I used a line of credit. After that, I used local community banks and put 20% down, then hard money 20% down, then 100% hard money, now private. It is a progression. If your credit is good community bank money is affordable. Not as easy as hard money but worth looking into.

We just finished an out of town rehab, it is challenging. My colleagues kept telling me to get a "boots on the ground" team together first. I did find some boots on the ground people but it was not before the rehab started more during the rehab. I would have been more successful on the deal if I used more patience and developed a skeleton team before I closed on the property. The contractor prices in a different state were much higher than I expected. I forgot how much better prices I get from my local providers.

On my first hard money loan, I had to fund the last $20K of a $40K rehab cost. When I used community banks I put down 20% of the purchase and 20% of the rehab amount. Good luck!

I think a window upgrade would be more energy efficient. More energy efficient = lower utility bills = slightly higher rent. When I use to live in a rental I would have paid more each month for better windows. Depends on the area. I have a window guy that might be able to save you some money. He is putting windows in one of our flips in Arlington.
